Ten 23 mixed use building in Chelsea, NY

Using Daylight as an Amenity for Ten 23 in Chelsea, New York City

Gerner Kronick + Valcarcel Architects worked on a 111 unit, 12-story boutique multi-use apartment and retail project located in Chelsea, New York City. They recognized the importance of daylighting and were looking for the right solution for their building.

When designing Ten 23 creating a space with natural daylight was a priority, ensuring this luxury building delivered not only in modern amenities, but natural ones too – including daylight and city views. With four different apartment types: studio, 1-bedroom, 2-bedroom and 3-bedroom penthouses, all units needed daylight to help building occupants call Ten 23, home.

In the middle of what is sometimes referred to as the ‘Concrete Jungle,’ the project architects were looking for a translucent glazing that would work in conjunction with vision glass to deliver natural uniform daylight deep into the interior of the rental units. Solera, an engineered light diffuser was chosen as the translucent glazing unit for this project.

This boutique living space is unparalleled in its construction to feature daylighting as an amenity. Drenched in daylight from its floor to ceiling windows, this residential building embraces city life like no other. Occupants find themselves waking up to beautiful diffused natural daylight that lifts them up in the morning, provides light in their home in rain or shine and of course, one-of-a kind views of West-Side Chelsea and the iconic high line park.

Not only does the interior space impress, but so does the exterior of the building. On the exterior these translucent glazing units continue to impress, "the facade is a stunning composition of translucent glass set within an ornamental cast-in-place concrete frame and features a playful pattern, inspired by the number 10, formed by layering decagons adjacent to each other on the concrete facade.

In fast-paced Manhattan, work-life balance isn’t always possible, often impacting a person’s sleep pattern, mental wellness and causing frequent burn-out. Natural daylight has been shown to impact personal well being. Considering natural daylight as a critical element and amenity in your building design will have benefits not only building occupants but also the building owner, increasing resale and rental potential for the property.
